Of all the major home improvements, a loft conversion (£35,000 cost) has the highest estimated impact on the property value of a whopping 20%. In second place is a landscape upgrade (£12,000 cost), which will give a 16% estimated impact on the value of the property. 

 

Getting an extension (£40,000 cost) and changing to open-plan living (£25,000 cost) both have a 15% estimated impact on property value. After that, creating a home office (£3,000 cost), getting new windows and doors (£12,000 cost), installing solar panels (£7,000 cost), and getting a driveway (£4,000 cost) have an estimated 8% property value impact.

 

Sitting in the middle of the pool, we have a kitchen renovation (£10,550 cost) and a conservatory (£15,000 cost) having an estimated improvement of just 7%. Both a bathroom renovation (£5,000 cost) and smart house wiring (£6,000 cost) only have a 4% estimated impact on the value of the average £300,000 property.

The major home improvement with the lowest home value impact is getting a new roof. This has just a 1% estimated impact on the value of the property despite it costing an average of £5,500. In second place is underfloor heating, with a small 2% estimated impact on property value and a cost of £5,000. 

 

HVAC installation has just a 3% impact, and installing a CCTV system (£3,500 cost), a downstairs toilet (£1,750 cost), and an en suite (£3,000 cost) all have a minor 4% estimated impact. 

 

Which Major Home Improvements Have the Best and Worst Return on Investment (ROI)?

The ROI for these major home improvements may surprise you. Landscape upgrades can have an ROI of £36,000, a loft conversion of £25,000, and a home office an impressive £21,000. Open-plan living and a driveway can have an ROI of £20,000, and solar panel installation £17,000. 

 

The worst ROI major home improvements you could opt for based on the average £300,000 house include adding a swimming pool (-£4,000), and a new roof (-£2,500). Underfloor heating only gets an ROI of £1,000, and an extension of just £5,000.

Changing the plug sockets for USB chargers (£100 cost) has the smallest impact on the estimated impact on property value, at just 0.10%. 

 

Both installing a smart thermostat (£250 cost) and a bathroom vent fan (£450 cost) will increase the estimated property price by just 0.20%. Similarly, small home improvements such as changing the kitchen splashback (£500 cost), adding wall panelling (£500 cost), and installing a water filter under the sink (£400 cost) only have a 0.25% estimated property value increase. 

 

Getting a new front door (£1,000 cost) will increase the estimated property value by 0.50% while adding a skylight (£1,000 cost) will have an estimated increase in property value of 0.75%. 

 

The single small home improvement with the best ROI is installing a new kitchen workshop (£1,750), and Bluetooth speaker installation is in close second place (£1,500). The improvements with the worst ROI include installing a bathroom vent fan (£150), changing the plug sockets for USB chargers (£200), and wall panelling (£250).
